When moving to a new city, a trip is often planned to explore homes in the area. My clients have told me over the years that when they arrived for the exploratory trip, they knew they needed to look at homes in Tyler, but they didn't know anything about the neighborhoods. Knowing neighborhoods, communities, and developments is a large part of what being a Realtor is all about. If, however, you would rather start looking at homes in the Tyler area on your own, information is presented here to get you started.
Some people choose to live just outside the city, sometimes because the schools are better. If this is you, you will want to explore Flint, Bullard, Gresham, Whitehouse, and Lindale.
If you're looking at homes in Tyler in the $125,00 range, you will want to look in the older parts of South Tyler, or at garden homes in Hamilton Part West on Rice Rd, Hamilton South on Cumberland West, and Hamilton Park on Hollytree Dr. These are all south and within 5 minutes of the Tyler mall. You may also want to look at older homes in the Tanglewood subdivision and also Wynnewood Heights.
If you're looking at homes in the $175,000 range, look at Gresham's newer areas - Acadia Place, Bienville Place, Highlands, and Heritage South. You will also want to explore South Tyler.
In the $225,00 range, be forewarned that this is a tough market, but look in Kingswood Place, Stoneleigh, and Canyon Springs, all in South and Southeast Tyler.
The most prestigious neighborhoods in Tyler are Hollytree, Stonegate, Baker Plantation, Ashmore, and Saddlebrook, all of which are South. In West Tyler look at Cascades. These homes are in the $300K to $1M plus range. All of the homes are very nice, of course, there are lots of families, and these areas are conveniently located for shopping and schools.
If you think you may want to rent a home in Tyler before buying, you will probably want to check with a property management company, or, if you're looking for a duplex, you may want to drive around Plantation Dr., Woodland Hills, and Creekside Dr. The prices for a rental duplex usually will start at about $800 up for a nice one.
